How do I get started?

Our goal is to make your purchase as easy and quick as possible. You can browse all currently available land by using our browse feature here. To get more information on a property, including detailed pricing info and an overhead map, click the blue "View Property" button. Here is how you get started purchasing a property:

  1. Each property's webpage has a red CHECKOUT button at the top of the page. When you find the property you want, click the red CHECKOUT button to begin your purchase.
  2. Clicking the red CHECKOUT button will take you to the Checkout page. Enter your contact and payment details. Be sure your contact information - including your email address - is correct. This is the information we use to send you your Purchase Agreement and other important documents.
  3. When you have finished entering your information, click the Complete Purchase button at the bottom of the page. This places your order and sends us the information necessary to begin writing your Purchase Agreement.
  4. When we have completed your paperwork, we will send your Purchase Agreement to the email address you provided to read and electronically sign. You will receive this email within 24 business hours. If you do not see the email by then, please check your spam/junk folder, or contact us at [email protected]. It is very important that you read and sign your Purchase Agreement within 48 hours (this is to ensure that the property you have selected is held in your name for the entire 30 day refund period).
  5. When you have signed your Purchase Agreement, we then put together your Welcome Packet, and mail it to the mailing address you provided. Your Welcome Packet contains hard copies of your Purchase Agreement, maps of the property, and information on login and payment details. Your Welcome Packet will typically arrive within 3-5 days after you have signed your Purchase Agreement.

When will I receive title to the property?

You will receive title via a Grant Deed when you have finished paying for the property. Our typical term is 210 months, but you are free to pay the property off faster if you wish. There are no penalties or extra fees for paying your property off faster.

If you wish to hold title prior to the completion of the terms of the contract, you have the option to put 50% down at which time you can enter escrow for the property and after escrow fees of approximately $500-700 you can hold title, and the balance will be carried as a second trust deed.

Who gets the mineral, water, gas, etc. rights to the property?

We do not do any research into mineral, water, gas, or other rights of a property. When we sell a property, any rights we do or do not have will be transferred to you along with the title to the property.

I financed a piece of land. Can I pay more than my required monthly payment?

Certainly. You can pay off the land faster if you wish, without penalty or extra fees. Making more than the minimum required payments on a financed lot will significantly reduce the interest that you are charged.

 

What is your refund policy?

While we fully expect our customers to make their down payment sincerely, and perform their proper due diligence before their purchase, we understand that on rare occasions the need for a refund will occasionally arise. You have 30 days from the date of your original down payment to request a full refund. To request a refund, you must contact us at [email protected]. Our full refund policy can be found here.

Is buying land online safe?

Safety and security of customer information is a big priority for us. LandMonkey.com is a verified Authorize.net merchant. All electronic funds transfers and information handling take place on Authorize.net's secure servers. As an additional layer of protection for our customers, we enforce SSL encryption on all pages of our site.

 

Can I use the property while I make my monthly payments?

Yes, you may, as long as you obtain the required permits (such as for construction, landscaping, etc.) from the county. Please do note, however, that any improvements made on the property may be forfeited in the event of buyer default. For this reason, we require that at least 50% of the property be paid for before you begin any major construction on the lot.

 

Can I put an RV on the property? Can I live in an RV on this lot?

Unfortunately, the County typically does not allow for RV living on these properties. To get more information on whether you can live in an RV on the property, we recommend contacting the county directly.

 

Can I put a Mobile Home, or Manufactured Home on the property?

In many cases, yes. We recommend contacting the county directly for specific land-use and zoning questions. We require that at least 33% of the property be paid for before you begin any major construction on the lot.

 

How much are property taxes?

Property taxes on the properties we sell are typically very low. In many cases, the yearly tax bill comes out between $80 - $250 for the entire year. Occasionally, property taxes will fall outside this range.
